What you can calculate

Agency

Conventional Calculator

Estimates PMI from both your credit score and your down payment, and shows when it drops off at 78% of the original value.

Government

FHA Calculator

Includes the 1.75% upfront MIP financed into the loan plus the annual premium. FHA mortgage insurance is not credit-score based.

Veterans

VA Calculator

No monthly mortgage insurance at any loan-to-value, with funding fee handling and a disability exemption toggle.

Rural

Applies the 1% upfront guarantee fee and 0.35% annual fee used on eligible rural properties.

Amortization and extra principal

Every calculation includes a payoff chart and a year-by-year table of principal, interest and remaining balance. Add an extra monthly principal payment and it recalculates the payoff date, the months saved and the total interest saved.

Extra principal is worth modeling early. Payments in the first years are mostly interest, so an extra amount applied at the beginning removes far more interest than the same amount applied later.
