What credit score is required for a DSCR loan?
No single score applies to every DSCR loan. DSCR programs are private investor-credit products with different lender matrices. Some offer a path in the mid-600s, often at lower leverage; others set higher minimums for a particular loan amount, property type, refinance or first-time investor. A score high enough to enter a matrix is not the same as qualifying for its maximum LTV or best price.
A DSCR loan commonly focuses on the rental property's eligible rent rather than using your personal debt-to-income ratio as the main qualification test. It is still a credit decision. Lenders may review your score, mortgage and rent payment history, credit depth, prior bankruptcy or foreclosure, assets, property condition and the rent-to-payment ratio. A score is one variable, not a promise
Search results that say “620 minimum,” “680 for 80% LTV” or “720 for 85% LTV” may describe an individual lender, date and scenario. They are not universal requirements or guaranteed LoanFight terms. Always ask which current lender matrix applies to your exact loan purpose, property, ratio and borrower profile.
How one 2026 lender matrix pairs score and leverage
A published 2026 Plaza Home Mortgage DSCR matrix illustrates the relationship. For specified purchase or rate-and-term transactions on certain one- to four-unit properties, loan amounts up to $1.5 million and DSCR at least 1.00, its chart shows:

This is one lender's dated matrix, not LoanFight's eligibility chart. The same publication uses different score/LTV combinations for cash-out, condos, larger loans and below-1.00 DSCR. It also states a 680 minimum for first-time investors in the listed scenarios. Another lender can use different tiers or decline a scenario that this one accepts.
What that means in dollars
On a $400,000 eligible purchase value, 80% LTV would mean a $320,000 loan and $80,000 down. At 75% LTV it would mean a $300,000 loan and $100,000 down. Which credit score will the DSCR lender use?
The score displayed by a bank or consumer app may not match a lender's score. Bureau data, scoring model, version and date can differ. FICO explains that lenders choose the model and information used in their credit review; mortgage lenders often obtain scores from multiple bureaus, but DSCR investor programs may have their own procedures. Ask the lender which bureau(s), model, guarantor and score-selection rule it uses for this exact program.
If an LLC is the borrowing entity, the lender may still pull the personal credit of one or more members or guarantors. Do not assume that LLC title eliminates a personal credit review. If you are a foreign national without a U.S. score, the question becomes whether a specific foreign-national DSCR program accepts a foreign report, references or another alternative. What lenders may review beyond the score
Mortgage and rental payment history
A lender may require recent housing payments to be current and may set limits on late payments over a defined period. One published DSCR guideline, for example, calls for no 30-day housing lates in the preceding 12 months and documents mortgage or rental history. Other lenders have different look-back windows and exceptions. A good score does not erase a recent mortgage late.
Credit depth and tradelines
Some matrices look for a minimum number of reported accounts, a length of history or a housing tradeline. A thin file can therefore be harder to place even if a score appears strong. Conversely, a long file with a lower score may need a different lender or leverage level. Ask how the program treats authorized-user accounts, closed accounts, student loans and nontraditional references.
Major credit events and active problems
Bankruptcy, foreclosure, deed in lieu, short sale, delinquent taxes, collections or a current mortgage problem can trigger waiting periods, lower LTV or ineligibility. The event date and circumstances matter. Be candid about the history so a lender does not quote terms based only on a headline score.
First-time investor status
A first rental purchase may be permitted, but some programs apply a different minimum score, homeownership requirement or leverage cap. Do not infer experienced-investor eligibility from an LLC's age. The underwriter may look through to the members' actual rental ownership experience.

Higher credit can sometimes permit more leverage or better pricing, but credit never acts alone. A lender may also adjust terms for a low DSCR, short-term rental, condo, cash-out refinance, large loan amount, first-time investor or limited reserves. A score improvement may produce little benefit if another factor is the binding limit.
Compare an offer using the rate, points, lender fees, prepayment terms, payment type and cash required, not just a rate headline. For business-purpose DSCR loans, a prepayment penalty can materially affect a plan to sell or refinance soon. Ask for the exact note and rider terms. Investor decision example
Suppose a $400,000 rental supports $2,800 rent and the proposed 80% LTV payment is $2,500 PITIA: illustrative DSCR is 1.12. If a lower credit tier limits the loan to 75% LTV, the borrower needs $20,000 more down before costs. The smaller loan may also lower PITIA and improve DSCR. Request both structures at current terms rather than assuming maximum leverage is automatically the best investment choice.

How to prepare your credit file before applying
- Review your reports. Check identity, balances, payment history and accounts. A free report shows underlying data but may not show the score a particular DSCR lender will use.
- Correct genuine errors. If information is wrong, use the credit bureau's and furnisher's dispute channels and keep records. The LoanFight credit hub and CFPB dispute guidance explain the process. Do not dispute accurate information solely to influence underwriting.
- Keep obligations current. Document recent mortgage or rent payments and resolve outstanding conditions the lender identifies.
- Gather context. Note any major credit event dates, existing property loans, LLC ownership and down-payment/reserve funds.
- Ask for a scenario review. Have the property address, estimated rent, target loan amount and credit range ready. A lender can then check the applicable matrix rather than guessing from a generic score chart.
Opening or closing accounts, paying down balances and timing a credit pull can have different effects by file and scoring model. Avoid promising yourself a precise point increase or approval date based on a consumer app. Ask the lender how a proposed change would be evaluated.

Is there a universal minimum FICO for DSCR loans?
No. Private DSCR lenders set different score, leverage and property rules. A published matrix may show one threshold for a purchase and another for cash-out or a first-time investor.
Can I get a DSCR loan with a 620 score?
A&D Mortgage's April 2026 DSCR product summary lists a 620 minimum, showing that such a program can exist. That is one lender's floor, not a universal minimum or approval. Ask for a current matrix review that includes property, ratio, payment history and reserves.
Is 680 enough for 80% LTV?
It depends on the lender and complete scenario. One 2026 matrix illustrated on this page pairs 680 with 75% LTV for certain purchases, while 700 is paired with 80% LTV. Other lenders may differ.
Does a higher score guarantee a lower rate?
No. Credit can affect pricing, but DSCR, LTV, property, loan size, points, prepayment structure and market conditions also matter. Compare written offers on the same terms.
Will a lender use the score shown in my banking app?
Not necessarily. The lender may use different bureau data, scoring model or version. Ask which qualifying score it will use.
Does an LLC eliminate a personal credit check?
Usually not when the lender requires personal guarantors. Ask which members' scores and histories will be reviewed under the chosen program.
Can a first-time investor qualify?

What if I have no U.S. credit score?
