How it works
The lender determines an acceptable qualifying-rent method, then analyzes debt service along with property value, market, STR legality/HOA rules, borrower credit, reserves and experience. The accepted income source varies widely by lender.
A beach rental has strong Airbnb history but a standard long-term 1007 rent would be much lower. An STR-focused DSCR lender may have a method to analyze eligible short-term income instead of relying only on conventional market rent.
Who it can work well for
Airbnb, VRBO and vacation-rental investors who want property-based qualification rather than personal tax-return income.
What lenders actually look at
Lenders look at STR history or projections, seasonality, market occupancy, property-management assumptions, HOA/local restrictions, PITIA, LTV, reserves, credit and experience.

What to watch for
A high projected nightly rate does not automatically equal qualifying rent. Lenders apply their own occupancy, expense or market-rent methodologies and may require proof that STR use is legal.
Common misconception: gross Airbnb revenue is automatically the DSCR numerator. Lender formulas can haircut or normalize revenue and may use different approved sources.
When this may not be the best choice
It may not be best when the property has a strong long-term lease that supports regular DSCR, local rules prohibit STR use, or the borrower qualifies conventionally at better terms.
