USDA Rural

Zero down in eligible areas

No down payment at all, but the property must sit in a USDA-eligible area and household income is capped. The eligible map is broader than people assume.

How it works

USDA guarantees the loan for moderate-income households buying in designated rural and suburban areas. A 1% upfront guarantee fee and a 0.35% annual fee stand in for traditional PMI, and both are cheaper than FHA. Income limits apply to the entire household, not just the borrowers on the loan.

A household buying in an eligible suburban or rural area may be able to finance the purchase with no down payment. Before shopping seriously, verify both the property map and household-income eligibility because either one can change the answer.

Who it can work well for

Buyers with modest income purchasing outside dense metro cores. Plenty of ordinary suburbs qualify — check the map before assuming you do not.

What lenders actually look at

USDA considers property location, household income limits, repayment income, credit, debts, occupancy and property eligibility. Household income and qualifying income are related but not identical concepts.

What to watch for

Two separate tests have to pass: property location and household income. Both are hard limits with no exceptions, so confirm eligibility before you fall in love with a house.

What borrowers commonly misunderstand
Common misconception: USDA is only for farms or very remote rural areas. Many eligible zones include ordinary small towns and outer suburbs.

When this may not be the best choice

USDA will not work when the property is outside an eligible area, household income exceeds the applicable limit, or the borrower needs an investment/second-home product.

Is USDA a farm loan?
The USDA housing program discussed here is for eligible primary residences; agricultural financing is a different category.
Can I use USDA with zero down?
Eligible transactions may allow 100% financing, subject to program rules and appraisal.
