Four reasons the numbers differ
- Model and version. Each model weighs utilization, collections, recent inquiries and thin files differently. Newer models treat some items, such as paid collections or medical debt, differently from the classic mortgage models.
- Bureau data. Not every creditor reports to all three bureaus, so your three reports are rarely identical.
- Timing. Balances usually report on statement dates. A score pulled a week later can reflect a different balance.
- Industry versions. Some app or card-issuer scores are built for auto or credit-card lending, not mortgages.
How the tri-merge picks your score
With three scores, lenders commonly use the middle one as your representative score. With only two, they commonly use the lower. With more than one borrower, the program decides whose score drives eligibility and pricing, so ask.

What to do about a gap
- Ask your loan officer for the model, bureau and date behind each score.
- Get your free reports from all three bureaus through AnnualCreditReport.com and compare them line by line.
- Dispute genuine inaccuracies in writing. Talk with your loan officer first if you are mid-application, because disputes and account changes can affect underwriting.
- If a balance is high, paying it down before the statement date can help. Lenders can sometimes request a rapid rescore once a documented change appears.
- Avoid opening new accounts during the process. Mortgage inquiries within a rate-shopping window of roughly 14 to 45 days, depending on the model, are generally counted as one.
