In one sentence

Pick your New Jersey town and this calculator estimates the property taxes from the state's 2025 tax rates, then shows your full monthly payment, the income you'd need, or, for a rental, the DSCR.

New Jersey mortgage calculator with property taxes

Results update as you type. The tax estimate uses your town's 2025 effective (equalized) tax rate from the New Jersey Department of Community Affairs. Enter your actual tax bill if you have it.

How the calculator estimates New Jersey property taxes

Each New Jersey town assesses homes at its own level, so its posted "general tax rate" can't be compared with the next town's. The state fixes this with equalization: it converts each town's assessments to market value, and the result is an effective (equalized) tax rate, meaning the total county, school and municipal tax as a percentage of market value.

The calculator multiplies your price by that rate. Statewide, the 2025 effective rate averaged 1.725% and the average residential tax bill was $10,570, according to the Department of Community Affairs. On a $500,000 home, 1.725% is about $8,625 a year, or $718.75 a month.

Why your actual tax bill may be different

  • Assessment, not price: your bill is based on the town's assessed value of that home, which may not match what you pay. Ask for the current bill before you sign.
  • Revaluations and reassessments: when a town updates all assessments, individual bills can go up or down.
  • Appeals and changes: owners can appeal an assessment, and budgets change every year.
  • Credits and rebates: the state averages don't include credits and deductions, and programs such as ANCHOR and the Senior Freeze are paid separately, so they don't change the gross bill shown here.

When you apply, your lender uses the actual or estimated tax bill for the property. The calculator is for planning only.

Worked example: how much the town changes the payment

Worked example: the same $500,000 home in two New Jersey towns

A $500,000 home with 20% down ($100,000), a $400,000 30-year loan at an example rate of 7% (not a quote), insurance of $1,800 a year ($150 a month) and $500 a month of other debts. Taxes are estimated with each town's 2025 effective tax rate.

(about $104,121 a year)
$9,545.28 a month
(about $114,543 a year)

Same price, same loan: the Cherry Hill tax rate adds $390.84 a month to the payment and raises the income needed by about $10,400 a year. As a rental, the Cherry Hill house renting for $3,600 a month would have a DSCR of about 0.95 ($3,600 ÷ $3,795.38), just under the common 1.00 minimum.

Arithmetic: $500,000 × 1.424% = $7,120 ÷ 12 = $593.33; $500,000 × 2.362% = $11,810 ÷ 12 = $984.17. Payment: $2,661.21 + taxes + $150.00. Income: (payment + $500) ÷ 0.45. Town rates are the state’s 2025 equalized rates; the 7% rate and other amounts are examples.

Using the calculator for a rental (DSCR)

Switch to Rental property (DSCR) and enter the monthly rent from all units. The calculator divides rent by the full payment (PITIA) to show the debt service coverage ratio, and works backward to the largest loan the rent supports at 1.00 and 1.25. Many DSCR programs commonly want 1.00 or better. See DSCR loans in New Jersey for requirements, or the national DSCR calculator for more inputs.

Which New Jersey towns have the highest and lowest property taxes?

It depends on whether you mean the size of the bill or the rate. From the state's 2025 data:

  • Lowest effective rates: shore towns with high home values, such as Avalon (0.330%), Stone Harbor (0.390%) and Cape May Point (0.409%).
  • Highest effective rates (among towns with standard data): Salem City (4.298%), Hi-nella (3.838%) and Woodlynne (3.753%).
  • Largest average bills: Tavistock ($38,387), Millburn ($26,292) and Demarest ($26,108).

A low rate on an expensive home can still mean a big bill, which is why the calculator uses your price.

Frequently asked questions

How much are property taxes in New Jersey?

According to the Department of Community Affairs, the average 2025 residential property tax bill in New Jersey was $10,570, and the statewide effective tax rate averaged 1.725% of market value. Rates range widely by town, from about 0.33% to over 4%.

How do I estimate property taxes on a New Jersey home I want to buy?

Multiply the price by the town’s effective (equalized) tax rate, which this calculator does automatically. For a firm number, ask for the property’s current tax bill and assessment, and ask whether the town is planning a revaluation.

Does the calculator include mortgage insurance?

No. With less than 20% down, most conventional and FHA loans add mortgage insurance. Use the conventional or FHA calculator to estimate it, then add it to the payment shown here.

Is the interest rate in the calculator a quote?

No. The 7% default is an example only. Rates depend on the program, your credit, the property and the market on the day you lock. A lending partner provides actual terms.

Can I use this calculator for a rental property?

Yes. Switch to Rental property (DSCR), enter the rent from all units, and it shows the debt service coverage ratio plus the largest loan the rent supports at 1.00 and 1.25.

Where does the town data come from?

From the New Jersey Department of Community Affairs’ 2025 Property Tax Information file, which lists each municipality’s average residential tax bill and its total equalized tax rate.
