New Jersey DSCR Loans: Qualify on Rental Income, Not Pay Stubs

Buying or refinancing a rental in New Jersey? A DSCR loan qualifies on the property's rent. Here is what lenders commonly require in 2026, how New Jersey property taxes change the math, and the state rules every landlord should know.

Reviewed October 2026 · National DSCR program guide

In one sentence

A New Jersey DSCR loan lets you qualify for a rental property on the rent it earns instead of your pay stubs or tax returns, but the state's high property taxes take a bigger bite out of that rent than in most places, so run the numbers first.

What is a DSCR loan in New Jersey?

A DSCR loan qualifies a New Jersey rental on its rent, not your personal income. The lender divides the monthly rent by the full payment (principal, interest, taxes, insurance and any association dues, called PITIA). Many programs want 1.00 or higher. Select programs go up to 85% LTV at 700+ credit, and some allow a ratio below 1.00.

DSCR is a national loan program, so the rules are set by each lender, not by New Jersey. What is local is the math: New Jersey's property taxes are high (the 2024 average residential bill was $9,898), and taxes sit inside the payment the rent has to cover. This guide covers the requirements, the New Jersey tax math, short-term rentals at the Shore and the state landlord rules that affect a rental's income. For the full national picture, see the DSCR program guide.

DSCR loan requirements in New Jersey: credit score, down payment and minimum DSCR

There is no state or federal DSCR rulebook. Each lender sets its own credit box. These are the best terms currently available across LoanFight's lending partners, described generally. They vary by lender, property and loan size, and must be confirmed:

ItemBest currently available (select programs)
Down payment (purchase)As little as 15% down (up to 85% LTV) with 700+ credit on loans up to $1 million; about 20%–25% down is common
Lowest credit score620, with about 35% down (65% LTV) on loans up to $1 million
Minimum DSCRCommonly 1.00; below 1.00 possible at up to 75% LTV on a purchase with 700+ credit (loans up to $1.5 million)
Cash-out refinanceUp to 80% LTV with 720+ credit, on loans up to $1.5 million
Largest loanUp to $3.5 million at 70% LTV with roughly 700–720+ credit
First-time investorCommonly eligible with 680+ credit
ReservesNone required on some purchase and rate-and-term loans up to $1 million; more on larger loans and cash-out
Terms30- or 40-year fixed, 7/6 and 10/6 ARMs, interest-only options

Do you need tax returns? Usually not. DSCR programs commonly qualify without personal tax returns, W-2s or pay stubs. Lenders still check credit, bank statements for the down payment and reserves, the appraisal and rent schedule, insurance and title. Because these are business-purpose loans on investment property, they are not for a home you will live in; federal Regulation Z treats credit to buy non-owner-occupied rental property as business purpose. Read the national DSCR requirements checklist, the credit score guide and the down payment guide for detail.

How do New Jersey property taxes affect your DSCR?

The average New Jersey residential property tax bill was $9,898 in 2024, according to the state Division of Taxation, and bills vary widely by town. Every dollar of tax goes into the denominator of the ratio. So in New Jersey, the question is often not "does the rent cover the mortgage?" but "how much loan is left after the taxes?" The example below works backward from the rent to the largest loan it supports.

Worked example: how much loan does a north Jersey two-family support?

An investor is buying a two-family house in north Jersey for $650,000. Unit 1 rents for $2,400 a month and Unit 2 for $2,200, so qualifying rent is $4,600 a month. Example property taxes are $13,000 a year ($1,083.33 a month) and insurance is $2,400 a year ($200.00 a month). The loan is a 30-year fixed at an example rate of 7% (not a quote). How big a loan can the rent carry?

MonthlyTarget DSCR 1.00Target DSCR 1.25
Highest payment the rent allows (rent ÷ DSCR)$4,600.00$3,680.00
Less taxes and insurance−$1,283.33−$1,283.33
Room left for principal + interest$3,316.67$2,396.67
Largest loan the rent supports≈ $498,500≈ $360,200
As a share of the $650,000 price≈ 76.7%≈ 55.4%

What it means: at 75% LTV ($487,500 loan), principal and interest are $3,243.35, the full payment is $4,526.68 and the DSCR is about 1.02 ($4,600 ÷ $4,526.68), so the deal clears a 1.00 minimum. At 80% LTV ($520,000), the payment rises to $4,742.91 and the ratio falls to about 0.97. Below-1.00 programs commonly cap purchases around 75% LTV, so this buyer would likely put down 25% or find more rent. Reaching 1.25 would take a loan near $360,200, or about $289,800 down.

Arithmetic: $2,400 + $2,200 = $4,600. $13,000 ÷ 12 = $1,083.33; $2,400 ÷ 12 = $200.00; together $1,283.33. $4,600 ÷ 1.25 = $3,680.00. A 30-year loan at 7% costs about $665.30 a month per $100,000, so $3,316.67 ÷ $665.30 × $100,000 ≈ $498,520 and $2,396.67 ÷ $665.30 × $100,000 ≈ $360,237. $498,520 ÷ $650,000 ≈ 76.7%; $360,237 ÷ $650,000 ≈ 55.4%. The 7% rate, rents, taxes and price are examples, not quotes or typical New Jersey values.

The tax rule of thumb from this example: at a 7% example rate, every extra $1,000 a year in property taxes ($83.33 a month) cuts the loan a 1.00 ratio supports by about $12,500. Before you make an offer, get the actual tax bill for the property, check whether a reassessment or revaluation is coming in that town, and run it through the DSCR calculator. The New Jersey loan guide shows the same rental side by side with a lower-tax state.

2–4 unit DSCR loans in Newark, Jersey City, Paterson and Elizabeth

DSCR programs cover one- to four-unit rentals, and New Jersey's older cities are full of them. The rent from every unit counts, which is why a two- or three-family can qualify more easily than a single-family at the same price.

  • Newark, Paterson, Elizabeth and Trenton: two- and three-family homes are a common housing type. Many were built long before 1978, so plan for the lead-safe inspection described below, and expect the appraiser to look closely at condition, separate utilities and legal unit count.
  • Jersey City and Hudson County: along with multi-family homes, there are many condos in larger buildings. Condo DSCR loans depend on the building's association, budget and rental rules, so ask early whether the project is eligible.
  • Camden and South Jersey cities: the same 1–4 unit rules apply. Lenders may have a minimum loan amount, so very small loans can be harder to place.

A building with five or more units is commercial, not a 1–4 unit DSCR loan. See commercial real estate loans in New Jersey and multifamily and mixed-use loans.

Airbnb and short-term rental DSCR loans at the Jersey Shore and Atlantic City

A Shore house or Atlantic City condo rented by the night or week can qualify on its short-term rental (STR) income with select programs. A common method takes a 12-month average of the property's STR income and reduces it by 20% for operating costs before dividing by the payment. Without a rental history, some lenders use a long-term market rent or an approved projection instead. See the short-term rental DSCR program and the STR DSCR guide.

In New Jersey, short-term rentals are largely governed by municipal ordinance. Towns may require a license or permit and set their own rules, so confirm the property can legally be rented short-term before you buy. The state also applies sales tax and the State Occupancy Fee to many short-term rentals booked through online marketplaces or managed by professionals. Build those rules, and the seasonality of Shore income, into your plan; an STR that only works in July and August may not average out the way you hope.

New Jersey landlord rules that affect a DSCR rental

These rules don't change how a lender calculates DSCR, but they affect your costs, timeline and income. They are summaries, not legal advice; talk to a New Jersey attorney about your property.

  • Lead-safe certificate: under P.L.2021, c.182, rental units built before 1978 must be inspected for lead-based paint hazards. The first deadline was July 22, 2024, or at tenant turnover if that came first. After that, inspections repeat every three years or at tenant turnover. A lead-safe certification is valid for two years. Buildings built in 1978 or later are exempt, and some seasonal rentals are too. Ask the seller for the current certification and budget for inspection and any fixes.
  • Anti-Eviction Act: under N.J.S.A. 2A:18-61.1, residential tenants can be removed only for the "good cause" reasons the law lists. Owner-occupied buildings with no more than two rental units are an exception, but a DSCR property is not owner-occupied, so plan as if the good-cause rules apply.
  • Rent control: New Jersey has no statewide rent control, but municipalities may adopt their own ordinances. Check the town's rules before counting on a rent increase, because a lender will use the rent you can actually collect.

LLCs, first-time investors and foreign nationals

LLC: many DSCR programs let you close in an LLC, and some prefer it. The lender usually reviews the operating agreement and ownership, and the owners commonly sign a personal guarantee. See DSCR loans in an LLC.

First-time investors: commonly eligible with a 680+ score on select programs. Someone who has never owned any home often faces tighter limits or may not be eligible, and short-term rentals may be off the table.

Foreign nationals: select DSCR programs accept borrowers without U.S. credit, usually with a larger down payment and more reserves. See the foreign national DSCR guide.

DSCR cash-out refinance in New Jersey

If you already own a New Jersey rental with equity, a DSCR cash-out refinance can pull it out based on the property's rent. Select programs go up to 80% LTV with 720+ credit on loans up to $1.5 million; lower scores and larger loans get less. Remember the ratio is recalculated on the new, larger payment, and New Jersey taxes stay the same, so a bigger loan can push the ratio below 1.00. If you want to keep a low first-mortgage rate, compare a HELOC or home equity loan in New Jersey.

Frequently asked questions

What credit score do I need for a DSCR loan in New Jersey?

It depends on the lender and the down payment. Select programs go as low as 620 with about 35% down (65% LTV). At 700+, select programs reach up to 85% LTV on purchases up to $1 million, and first-time investors commonly need 680+.

How much down payment does a New Jersey DSCR loan need?

As little as 15% with 700+ credit on select programs for loans up to $1 million, but 20%–25% down is more common. In New Jersey, high property taxes often limit the loan before the LTV cap does, so the rent may support less than the maximum.

Can I get a DSCR loan with a ratio below 1.00?

Yes, with some programs. Select lending partners allow a ratio below 1.00 on purchases up to 75% LTV with 700+ credit, on loans up to $1.5 million. Expect stricter terms than a deal at 1.00 or higher.

Do I need tax returns for a DSCR loan in New Jersey?

Usually not. DSCR loans commonly qualify on the property's rent without personal tax returns, W-2s or pay stubs. The lender still checks credit, assets for the down payment and reserves, the appraisal, insurance and title.

Can I get an Airbnb DSCR loan at the Jersey Shore or in Atlantic City?

Often yes, if the town allows short-term rentals. Select programs use a 12-month average of short-term rental income less 20%. Check the municipal ordinance and any license first, and plan for sales tax and the State Occupancy Fee on many bookings.

Can I close a New Jersey DSCR loan in an LLC?

Many DSCR programs allow or prefer closing in an LLC. The lender usually reviews the operating agreement and ownership, and the owners commonly sign a personal guarantee.

Do I need a lead-safe certificate to rent out a New Jersey property?

If the rental was built before 1978, New Jersey requires a lead-based paint inspection, and inspections repeat every three years or at tenant turnover. Buildings built in 1978 or later are exempt, as are some seasonal rentals. Confirm the details with the state Department of Community Affairs or your town.

Can first-time investors or foreign nationals get a DSCR loan in New Jersey?

Yes, with select programs. First-time investors are commonly eligible with 680+ credit. Some programs accept foreign nationals without U.S. credit, usually with a larger down payment and more reserves.
