What to watch for
Foreign national, permanent resident, non-permanent resident and ITIN borrower are not interchangeable categories. Correctly identifying status/documentation is critical before choosing the program.
Common misconception: every non-citizen borrower is a “foreign national.” U.S. residency and documentation categories matter and can lead to very different loan options.
When this may not be the best choice
It may not fit a borrower who actually qualifies as a domestic resident under conventional/non-QM rules, or an owner-occupied transaction outside the lender’s foreign-national scope.
