ITIN lenders verify identity, tax/earnings history or alternative income documentation, assets, housing history, property and an acceptable credit profile. Some borrowers build U.S. credit; others may use alternative tradelines depending on program rules.
A borrower has filed U.S. taxes for years using an ITIN, has stable employment and documented housing history but no Social Security number. An ITIN lender evaluates the file under a program built for that documentation profile.

What to watch for
ITIN is an identification/tax-document category, not an immigration-status determination. Program availability and documentation rules are lender- and state-specific.
Common misconception: an ITIN loan is “no-doc.” It is not. The borrower still has to document identity, capacity, assets and the transaction under the lender’s program.
When this may not be the best choice
It may not be the right category if the borrower has an SSN and qualifies under agency/non-QM programs or if the lender cannot serve the borrower’s state/property/occupancy.
